On my next deal, if I were to provide my own purchase contract, I'd definitely have an attorney read it over to ensure it meet's the legal standards of the state. 

I always recommend working with someone local in the market who is legitimate and tied to professional licensing standards such as an agent or a property manager (brokers license) or a licensed contractor.

However, I didn't discover the idea of building financial wealth through real estate until I was already two years through college.

Does Washington State have a standard purchase agreement?

@Nicole K.Yes, 5 business days is the standard allotted time in our market.

Now, someone might point out that the standard loan would have a lower loan amount....so you would cash flow more.  

A key factor is going to be whether or not your window sizes are standard or not.
