I find it’s a decent rental market due to a lot of younger people/families coming to the area for jobs/school.Another big thing is due to all of the commercial industry (the entire Meijer/Walmart plaza is considered Auburn Hills) in Auburn Hills, the city has a lot of tax revenue coming in which you see in how they try and keep it pretty well maintained. 

I've seen houses cheaper in San Jose in decent areas.

Often a school will have some kind of public zoning or special use overlay and the conversion could be shot down before you even started.

It was the same with the cabinet choice; no prices or guidance-just pick one and get shot down.

It's a lot easier if you stick with the ones that you can sell in a few days (under $100k in a decent area) with a high rent.

I don't care if they take 60% so long as I make a decent commission(Not come out with 2$ after everything is said and done)  and, more importantly, learn how to do it Right and do it Well. 

This gets both of us out of the landlord business in a crummy area with low rent but gives us a decent return that we could put toward something else.  

Were you able to find a property wholesaler or what route did you end up taking to find decent prices deals in the area?

The property is less than a 10 minute drive to downtown, 5 minutes away from the Stapelton community and close to all the great things that Denver has to offer.Is this a decent location?
