You did not mention any payment issues, have you been collecting mechanics liens with each payment installment?

So, that any payment you receive pays these bills FIRST leaving their monthly rent unpaid.

Even if the borrower doesn't have the best credit, as long as the property has good cash flow and down payment, they'll fund it.  

After all lenders and agents will be motivated to keep deal flow churning and not have a stagnation period where all first time buyers sit on the sidelines saving extra for their down payments.
