Same situation, would cash flow about $250/mo with no money into the deal.My only fear is I dont want to load up on C class property rentals because of all the drama that comes with it, and lower levels of appreciation and ongoing maintaince, but at the same time it seems foolish to walk away from cash flowing rentals with no money into them. 

I'm strictly talking C/B class neighborhoods.

You don't really have access to preforeclosures and preforeclosures are a created class.

When the economy tanks again causing my stock portfolio to plummet, like it always does very 8-12 years, then I’ll be glad I grabbed these rentals in C+ class hoods that will always be in high demand good times and bad.

@Deepak Arora i'd say it's highly market dependent and it depends on the asset class of property.

Most of what I see on BP is focused on residential, but I'm curious if there are any forums or people I should follow for info about different asset classes?

I don't have my first property yet but am actively looking in cook and lake county.

This presents a situation where were looking for a niche tenant - someone who can afford to buy a home but has life circumstances leading them to rent and who also does only minimum cooking or eats out a lot.
