By the basement door the ceiling looks like it has been patched multiple times and is currently cracked at the patch. 

Regardless of whether the home is occupied or vacant, when walking then home I look at the baseboards, the ceiling fans, HVAC return, the corners of ceilings, crown molding (if applicable), etc.

You may be refinancing into a higher rate environment, for one, and you (actually presumably your tenants) are paying down the loan and making you money at the 30 year rate which is pretty good right now. 7% or so ain’t nothing to sneeze at as part of your return. and if we are bumping along the ceiling in terms of prices the extra margin might make a difference. 

The SFH had a garage converted to a bedroom, and the architect found that living space ceiling beams must be 8" wide, garage beams are not, and the windows are too narrow to provide a 2nd egress.

There is an influx of new wholesalers and investors driving up the initial purchase prices but the retail ARV (the ceiling) is staying stagnant.

Perhaps some new flooring and a coat of paint, but minor things that it is easy to hire someone to do or do yourself (painting is pretty easy unless you have 15 foot ceilings). 

., But it's the actual Home itself (The interior & Exterior structure of the Home is made with Patented ECO Custom Products which includes the Interior & Exterior walls, floor, ceiling and roof the whole house is all made with 2 x 6 and is R42 renewable products, house is Water & Fire Resistance Mold and Insect Proof, and no exposed wood to contend with in 20 years).

We did nice rehab on main level, but no way to raise the low ceilings.

If you want to sell millionaire homes and have found neighborhoods that are the next millionaire's row, but you can't find anyone to do Venetian plaster ceilings or install Carrera marble shower inlays you may have to back up and punt. 

Bad carpets, cracked floor and counter tile, some popcorn ceilings, dated fixtures, etc.
