There are lots of HMLs who will finance 100% of rehab if you have 10% of the purchase amount.

I have funds in a deferred compensation plan that I’d like to use but if I take out the amount I need I’ll get hit with a huge tax bill at the end of the year.  

Curious, the smaller the amount borrowed (while keeping the note payment the same) the higher your yield goes

There is a decent amount in there but not enough to buy a property.
