I will replace my pipes with PEX, properly insulate pipes, have the thermostat set to a certain temperature when a property is vacant, require tenants to have renters insurance, and send a reminder to keep water dripping in cold temperatures. lol is it odd that I am actually excited about working on this project instead of experiencing sleepless nights (*knocks on wood) ...

I know that driving for dollars, texting and cold calling are great.

When it is colder outside, the temperature of the cold water is lower, which means it take more heat to warm it.

Or just cold call them all.

With the crazy storms this week, and super cold temps we are not used to (0 degrees), I just want to make sure I'm not walking into frozen and leaking pipes. 

Keeping cabinet doors open during cold snaps helps warm air circulate around the pipes under sinks. 

As an entrepreneur, I am itching to get someone behind the phone and start making calls to apartment owners, but cold calling is such a high turnover position that it is worth while to find a team member that is for sure a good fit.What I am looking for: 1) Someone who has the same core values as me.
