My question is what if I analyze 100 properties and find that 5 are great deals and would all work for me but I could only acquire 1.

Is there calculations to use for the calculators to analyze  just Land?

Again, just totally lost as I make ~$100k but have been unhappy for quite some time now.I am 30 years old with zero debt, no wife, no kids.It has been difficult to seek unbiased advice on this matter and going crazy over analyzing it.

Most people don;t take the time to analyze doing a new 1st at a higher interest rate because they think that a higher interest rate on the 1st would ruin the investment.

Also multifamily properties in a lot of areas tend to be older housing stock, builders nowadays can put in the same effort and sell townhomes or condos to owner occupants which are often more profitable for the builder.
