@Lynn Paige,First and foremost, I recommend that you do NOT engage with agents who have a looooong track record of discouraging new wholesalers. 

Nicely explain that the rent's going up and you don't want to engage your lawyer again...but you will if need be.This could get really sticky, man.

As soon as you start "pool" funds it's time to engage a securities lawyer.I would recommend since your are just starting to keep it simple... as a lawyer is not going to be cheap.Best of luck!

I work along side large apartment owners as well.

I work specifically with a software solution the offer that is meant to help companies measure and increase employee engagement.

However, I have a great team in place as I start to scale my business including an excellent property manager that has already evaluated my current properties and will be working alongside me as I begin looking at larger properties.

It is perfectly legal to submit a reconsideration of value after the appraisal has been completed or to tell them up front what you think the ball park value is (however, they cannot engage in the conversation saying that they agree or disagree).

Anyone not engaging in blatantly fraudulent practices will be just fine, even if their customers/students do not achieve the desired outcomes.

I'm still working my way through all the content BP has to offer but I thought I would try and engage with smarter people while I do.
