It's the absolute most important thing that can drive your profitability; whether you are marketing yourself by social networking, direct mail, on-line presence, mass exposure etc. it's imperative to creating consistent deals.Once you get the leads follow up.And just a general response to the "only take advice from someone in the business more than 20 years" - I would personally revise that to say "only take advice from someone his is where you want to be".

But, it can be done legally, but not by anyone I know of.I think you're absolutely right Dion, the hype out weighs reality.

Since then, I’ve become absolutely excited and obsessed with real estate investing, and read numerous books on the subject.The book learning was great, but some things were tough to learn from a book.

You absolutely need to get the insurance squared away immediately, regardless of rehab starting. 

I would also absolutely do my due diligence on the sober living company.

It feels absolutely wonderful knowing how the process works and how to accomplish a deal from start to finish.

Unless you are an experienced investor and are using the fact that you won't be asking for a buyer's agent commission as a negotiating tool then there's absolutely no advantage that I see to going it alone.
