Gutters need to be redesigned and the yard needs to be graded to control runoff (as is at three points the gutters are "designed" to not have downspouts). 

The catch is we need a property with a fenced in yard due to the fact we have 2 dogs and a potbellied pig.

You need to be able to pay the mortgage, utilities, yard maintenance, all while the project is ongoing and even before the project begins as you wait for engineer drawings, get permits, secure contractors, etc.Another thing to consider is whether you want to get a GC or manage the project yourself.

One way is with door hangers, driving for dollars, telling managers around your property,  magnetic signs on your car, popular and used newspaper ads, talk to experienced Agents, City building officials might help you, yard signs, and social media ads.  

We got a pickup load of trash from around the property cleaned up, did some general yard work and mowing around property to clean up place, and got to meet the neighbors.  

What if the house has a Real Estate Agents sign in the yard?

Also, naturally the age, condition, finishes and amenities (pool, fenced yard, etc.) are a factor that will cause the rent variation you're seeing. 

These dogs will trash the house and the back yard lawn.
