I was getting a quote for a roof a few weeks ago and the owner of the company called me and told me I just want you ti know we want your business & if you get a lower bid, we will match it, now the area I’m investing doesn’t have a glut of roofers or anything but he decided he would rather have my business and make less than get no money, I suspect many realtor will follow that same logic.

And, even though I had an owner-occupant clause on my duplex mortgage for the first 12 months, and didn't actually move in, no one ever caught me, or called my mortgage or anything.  

This contractor will take me from gutted house to ready-for-drywall (reframing, new siding, finished basement, new siding, new roof, new plumbing, new electric, new HVAC), at which point I will take over and complete the internals with my team.
