Thanks for the warm welcomes everyone,Jerry W, I've only gone all in on the first hand once, but I did have the nut flush and there were no pairs on the board so...Jeff S, Eventually I would like to buy and hold, but I see myself rehabbing 10 or 20 properties between buy and holds so that I can buy them cash.I just started working with my first RE agent last week, and I plan on meeting at least 2 more very soon.

After repairing a zillion holes and really poor repair jobs (the gobs of spackle they let dry and must be sanded -- I can't stand that) in our last renovation, I went a bit nuts in my next lease.

What can I use as the basis of this house, the assigned contract is 375,000, plus I paid a finders fee of 180,000, (yes and maybe I am nuts) total cost of house was 555,000.
