ARV: 280 est. 25k repairs. what is the best way to execute this deal in the amount of time i have, and what is the best way to maximize this deal as well?

You should request an IRS Form W-9 from all independent contractors you hire.A best practice is to consider an executed W-9 part of a complete contract. 

I like the idea just not sure on the execution.

I would highly recommend having a company like American Home Shields.

(Caveat: some of our investors have some experience and would contribute in a consultative hands-off way)Candidly, we think the hard part of this development is over and now it is a matter of executing an already developed plan.
