I think both the the schooling and testing need some major over hauls, and there are some good changes that have happened, but its still a product of the past that has not caught up to today. 4 - Its an unfortunate fact but the vast majority of the average homes are not designed by architects today.

If you do end up keeping the properties in your name personally, make sure you are fully insured and cover yourself very well with sufficient insurance. 

Also, a single year probably isnt sufficient to cover the loan and closing costs to justify the buy.

But I've never noticed that they treat units/families differently.Despite all that, overall, I like having S8 tenants when S8 pays the vast majority/all of the rent.  

Unfortunately, the vast majority don't realize that they plan to rely on mentors to do it for them.
