I am just starting out in the wholesaling business. I need all the help and tips I can get. I am in need of help at least to get through my first home sale.

Best advice I can think of starting out - find a local wholesaler doing deals (local meetup, BP, courthouse auction, tax auction, etc) offer to bird dog for them. If they accept, ask what kind of deals they look for or better yet, tour a property they have under contract if possible, or get the addresses on previous deals and see the areas, and houses they're wholesaling.

After you know how to find deals, learn how to put them under contract and have those discussions with homeowners, learn how to calculate rehab budgets, find ARV's, etc...

After you've got a house under contract, assuming it's a good deal, a buyer should be the easy part. Again, local meetups, bp, and you should have contacts to buy a good deal, or even partner with another wholesaler who brings the buyer for a profit split.
