Anything specific about Mesa or Glendale that would trip me up?

Someone who knows the lay of the land and can guide you on the right spot for you.I was in Nashville on a pilot trip this past fall and was privileged to meet with some really good realtors.

@Joshua Cetnar Be sure you pick someone who is FULL TIME in the business.The vast majority of agents are part timers or those who tried working in the field, got discouraged, quit to do something else but kept their license active - just in case they trip over a deal.Find someone new in the business who is hungry. 

If you're going to be making the trip regardless, your strategy is plausible - I doubt you'd actually profit off of it, but it could/would offset some of your costs.

This is all going to have to be well with the lender and with the partner ( which I'm not sure what the lender will say ) .Im not trying to throw  you under the bus but thats the reality of it and people on BP post good and bad info.

Short term rental figures are good in the area with low vacancy, and we have a free bus system that has routes through Prospector which makes it easy for renters to get around town. 

You do have to educate tenants that it won't work if the power goes out or the circuit breaker trips.
