The exception would be if you are paying for space planning and know you will take those plans to another architect to actually get the permitted drawings.  

How would you keep people calling you and asking if you have any spaces available?

I see money management at the foundation of many problems with rent but I would suggest that even when funds are tight if there is an income source someone is getting paid.  

Depending on how tight the market is in your area you can, at times, get them to pay you more than what they believe the "market value" is but at times (when their money is tight) they will reduce what they will pay (and, once again, tough noogies to the landlord).We were able to increase the rent on our one Section 8 rental (when we participated in this program) by (gasp!)

Second level has 2 bedroom/ 1 bath plus plenty space for possible additional room.

More so in the commercial space arena.

I guess I'll just sit tight.

I "L" shaped building (single story with a crawl space - no basement) has 4 bedrooms 2 baths and rents for 800/mo.

But I think it would be hard to have fresh content in that tight a niche.
