Really depends how long it’s been sitting.At my last turnover we listed 100 bucks higher the previous rent and had it rented in 3 days of posting photos (3 weeks total, but most of that was without photos due to work being done).

In an extreme scenario, she could show up in two weeks and sue you for lockout, saying she was "on vacation."

After a week or two, they will get investors they know to submit lowball offers well below the listed price.

Currently I have one active single family rental and have a second one closing on in a few weeks. 

The thing that annoyed me is that both appraisals were said to be done on 6/5/18, just a few days before we agreed to do everything on the punch-list, but the buyer's attorney didn't even send them to us until yesterday 6/18/18, more than 2 weeks later!

I am going to set alarms and mail my marketing WEEKLY no matter what.
