I know sec 8  always on the short here in CA because people don’t like to rent to Section 8.  

Usually HELOCs are used for short term purposes, so it would make more sense on strategies like flips.

A few years ago there was a greater spread between bank originated construction debt and alt. lender construction debt but there's currently a contraction.

The terms are not as attractive on a mixed use loan compared to a 1-4 unit residential loan.
