Make sure that you aren't the only one who had access to this database and make sure that you are within your rights to sell this repeatedly. 

Other people know the good ones and the bad apples, and will frequently tell you who is who. 

Lots of good options - and I won't repeat what others have said.  

If you're successful in that one market and have your dream team set up, then repeat your process and hit that market hard until it's time to move on to the next one.
