I was shocked by the utility and sewer/water/trash expense, significantly higher than Philly where I own several buildings.  

. :)Generally portfolio is more liberal than Agency, so even though the above is Fannie, I'd be shocked if a portfolio lender treated military pension as self employment, that would make zero sense. 

I look at some of the hard money stuff I have friends originating, and Im just shocked that they are doing some pretty risky loans at 8%....but they are holding it for such a short time and selling it to local banks 2 weeks later.  

I'm hoping that my wife will get over the  initial shock of my sudden shift in pursuits and at least not completely object once I start showing good financial progress.

You can also have a special process server appointed in certain counties.Once they are served a preliminary hearing is set where they can plead all sorts of things.

You can ask them some preliminary questions to see if they are a good fit too. 

In the process of purchasing my first turnkey property out of state.  Just got the home inspection report, and it sounds like a disaster.  Water damage on the ceilings, wood rot, old HVAC, questionable roof, dead mice...

My assumption is that we would meet with a CPA and do a preliminary tax prep to discover the right amount to contribute to the 401K (instead of loosing the money to taxes)? 

Other than going to my title company and paying for a title search on a property I may not end up getting, is there a way to do a preliminary title search to know what I am getting into before hand?
