The edger was MUCH harder for me to use that the drum sander as it's one powerful stinker and you're bending over a lot so it's really hard on the lower back.The trickiest part of the drum sander is not to keep it moving when you reach the end of each sweep of the floor or you'll end up with lots of dips.

@Lian L.This being a rental I wouldn't do much, but power wash the brick, change out the brown door to match the white one, and tear out all the landscaping and either cement it or pave it and put a couple of chairs and a little table there depending on your type of tenants.

With the plumbing shut off (and the power off probs) it will be difficult to find out it there are plumbing leaks or other issues.Without current tenants, you will have a tough time finding market rents, you should also assume a 3 months to fill it up, make sure you have the cash for that.
