Im 24 with a family, I currently work in the oil industry as an AutoCad Drafter but due to low oil prices I have taken a significant pay cut, during this last year I have been doing as much research into the Real estate Industry as possible.

The financing you can get with owner occupancy is awesome... and if you're moving out of a house you own, then you have another rental there.With minimal experience and/or minimal funds, it's hard to get the highest returns possible.  

So I would still remove any carpet in bathrooms but only deep clean dirty carpet (if possible) and just make sure the kitchen baths are functional.  

I'm currently looking into real estate investments as I am fascinated by the thought of monthly income through rental properties.To get to know me better: I'm currently 19 years old,  a physics student living in Germany and I just read an article about seller financing.Would it be possible that I start investing in rental property or do I need a real job first/assets?

Ive been buying and investing for many year but really need help stepping it up.I work in Florida Jacksonville and just recently Miami as well.I was born in Toronto Canada and I work in the USA.I'm looking for some help.I'm looking to purchase multi unit Apartment(s) as a buy and hold and would like to get a good funding source that allows me to use as little funds to make the purchase as possible but I'm very open to advice etc.

Always do the math analysis and try to look at all properties if you have the time to look at prospective properties before you make an offer or at least have a clause in the sales contract that allows you the time (about 10 days) to make a detailed inspection on the prospective property and possibly get out of the deal without a penalty that will hurt you too much.Do not try to do everything yourself.  

If you dont work in an industry where loan forgiveness is possible (education usually), do some research in to private fixed loan consolidation.

I would also contact the local Sec 8 office about the possible drug use.
