The financing you can get with owner occupancy is awesome... and if you're moving out of a house you own, then you have another rental there.With minimal experience and/or minimal funds, it's hard to get the highest returns possible.

So I would still remove any carpet in bathrooms but only deep clean dirty carpet (if possible) and just make sure the kitchen baths are functional.

I'm currently looking into real estate investments as I am fascinated by the thought of monthly income through rental properties.To get to know me better: I'm currently 19 years old,  a physics student living in Germany and I just read an article about seller financing.Would it be possible that I start investing in rental property or do I need a real job first/assets?

Always do the math analysis and try to look at all properties if you have the time to look at prospective properties before you make an offer or at least have a clause in the sales contract that allows you the time (about 10 days) to make a detailed inspection on the prospective property and possibly get out of the deal without a penalty that will hurt you too much.Do not try to do everything yourself.
