Real Page is a big player in the apartment management market, but also owns SFR & small apartment software Propertyware.You may want to ask your Buildium rep what upgrades are planned for 2021, because we've heard from our PW rep they have major plans for improving Buildium.

Even then, a competent attorney should be able to figure out who own/runs the company since often times the LLC's registered agent is kept on file with the Secretary of State's office.To sum up,while LLCs can be useful, you have to know what you're doing regarding your state's requirements, and depending on what kind of situation you find yourself facing, it may or may not help you in the way you think it does.

And yet, the seller agent just told me that they went into contract the 4th time with 5 competing offers and all of them are above the asking price.My guess is the investors from places like California are banking on the market appreciation to accelerate and within the next 5 years and the value increased plus the weak cash flow is still a good investment.The appreciation of these properties is driven primarily by the availability of cheap credit.

Well, I'd start somewhere around your true NOI divided by the average CapRate for competing product nearby.I wouldn't focus on "fair" as much as competitive.
