Then I take the form from the prospect, deduct all the expenses, tell the prospect I buy homes for a profit and what I get from buying properties is the costs for my time, costs for the repairs, costs to maintain the property during construction, cost for dealing with the contractors, costs for advertising the property and broker commissions, etc. and when you are talking to a level-headed prospect the outcome is very positive and a high percent of prospect will sell to me, but there are also many prospects who are seriously afraid to make decisions e.g. whether or not they want to sell, at all and I don't pressure myself because pressure is counter-productive.

I do see more all cash transactions in my market these days.With regard to real estate, we are at a historically low affordability %'s, and that is putting downward pressure on values, but the low inventory is helping to keep support.

Scott, this is only an opinion because I have not replaced an existing pipe, but for the new pipe that I had to have done, there were some specific requirements that had to be met in order to tie in to the water companies pipe.Therefore, I would ask most of these questions directly to the water company involved to see if there are any specific things they will look for before they allow the water into your pipeline.I would not lay the new pipe over any existing pipe because of the possiblity of water pressure vibrations could accidentally vibrate the new pipe against some sharp part of the detoriating old pipe causing a eventual break in the new pipe.

So i wanted to get a quote on the cost of repairs since I will be buying this property and 11k on top of appraisal.My realtor keeps saying everything is brand new, there are no immediate issues with water heater, roof, and etc. by the way water pressure is weak too.
