Off Market Lead Generation

Hi everyone! I am a newer real estate investor and am looking to get involved in wholesaling. I know there are many strategies to acquiring off market deals. I am looking into doing many of them over time, but want to start small. I’ve heard of some real estate lead generation services who will do all the cold calling and provide lead flow on a month to month basis. Has anyone used any of these services and if so are there any you have had success with that you would recommend?

First, I would mostly ignore what Randall Collins said. Wholesaling is not a near impossible dream business. There are people out there without high school or college degrees earning 6-7 figures wholesaling. Yes, it's not easy, but anybody can be successful at it. Also, if you stick with the concept "never pay someone for work you can do yourself" you will never scale and will never actually be successful with it. I pay for skiptracing because it's a much better use of my time than spending hundreds of hours trying to scour public data which is less accurate. My House Deals posts off market properties that are already under contract by wholesalers, so unless you're trying to JV, those deals are irrelevant to you.

Depending where you live, you may be able to pull a list of properties that are tax delinquent. If the data is available, look for properties with old deed dates, absentee owners, or has "Heirs" listed as primary owners. Based on this take your pick, find their phone number and call, go knock on their door, or write them a handwritten letter. If your county doesn't provide this data and you don't want to spend money, driving for dollars is your best bet.

I've never used a service like what you described above, but personally I'd say you would be better off building your own list, if you want to cold call then skiptrace it, and then call them yourself, it'll be cheaper in the long run. Once you get momentum and steady deal flows you can outsource your cold calling to a VA so you can focus elsewhere.
