It seems one may lose out on a great deal if they have to travel hundreds of miles to see the house before offering.

I took the profit and immediately reinvested into my next flix & flip just1.3 miles away.

I assume location has already been considered but make sure you check on the school district. 2 homes within a quarter or half mile of one another may have different school districts which can make for a huge price swing.

Marketing, showings, screening, collecting deposit and first month rent, contract signing etc.If you are not local, Nevada law requires you have someone RELIABLE within 60 miles of the property, that can be available for tenant needs.

We own and manage our own properties, all within two miles of our home.  

I own 14  properties right now, 11 are within 2 miles of my house in Uptown and the other 3 properties are 4 miles away in a great neighborhood and within blocks of where I go to church so I'm over there often enough. 

I'd try and put one up a few miles up the road before you get to the hotel area. 

The comps we used were similar sales within a few miles within the last 6 months, we believe $135k is on the lower end of the comps we are seeing in the area.
