Don't start in the business with the mentality of looking for loopholes to do what you want.

Have an abundance mentality- I'll close 35 of these small deals over five 20K deals. 

Furthermore, just following the thread of you writing to others, I had the same mentality about not having family to help me financially.

Due to all that most of my focus has been trying to get better mentally and physically.

You may also want to consider the self-directed solo 401k as it is generally more versatile. 

Someone mentioned that seller financing won't rescue a sub-par deal so I'm assuming that one still has to structure the purchase with that same sort of 70% "rule" mentality to some degree.Then the best method by which to lay out the pros of carrying back the note.
