I am currently rehabbing a 12 bed Adult Care Living facility and looking to talk with anyone that currently owns these in the 10-30 bed range.  

If you are doing this full time and/or will need to finance your investments, set up the credit facilities before investing anything - even if you think you won't need it; and keep back enough reserves to get you through those rainy days.  

Do you do anything with self-storage facilities by any chance?

So, search that thread and understand where your liabilities can be dealing on either side with an elderly person.Next, even being older, they are more likely to have medical issues, often they will get into a situation where they may need to sell the note in order to pay medical costs or qualify for benefits.

Single Family, Multifamily and Storage Facilities are what I am most interested in.My company websites are tonsofhouses.com and tonsofstorage.com, I have bigger plans for these sites, so there isn't much content on there...yet!

Are they not paying their utility bills or just medical or credit card dept or a big bankruptcy from buying wrong place/ wrong time?

I just can't get my head around ever purchasing something so useless.As a side note, everything in my general area is expensive due to high property taxes and regional demand (with Dartmouth-Hitchcock Medical Center and the Lebanon & White River Junction crossroads).  

(Paper ignites around 450 degrees)IMHO, the real risks involved with lead paint are legal, not medical.
