Some States will not allow you to evict someone between Nov - March (Winter Months).

However, why not buy a SFH, and rent out a room via Air B and B?

If you are really lucky, in a hot market, you might find a tenant for March otherwise you should be seeking a tenant for April.

@Marc Fin Just to clarify the situation, you sent a notice on 15 Jan 2019 stating that the rent will increase as of 1 March 2019? 

If the owner redeems after the auction but before March 1, you get your money back with no interest.

Hey Guys, should be closing on my first property early March.

I finally took the property off the market in March and converted it to a long term rental.

While I had planned to purchase something after the new year (around March 18), I had thought I should wait until after I filed my taxes for 2017.

I had a contract to sell a house for 225K with 1000 in escrow on 1/7 , inspections and appraisals are all done, closing was to be 2/21, and they called yesterday wanting to push it to march.
