He offers a 30 year fixed program for investment properties and even a rehab loan at 90% of the purchase price and 100% of the rehab costs in certain states.

Right now, I am very active in the Rent To Own program and find it very rewarding both from a financial perspective and helping people get into their own home.It’s a win win.

Does anyone have experience with the PACE program? 

Olmsted and this guy just transferred all his personal assets to an LLC with no business purpose, and it still took the full legal force of the Federal government to crack it.  

Also subtract the total amount of your fees, including junk fees, such as government recording fees, document preparation, wire transfer fees, etc.

If is incorrect, the governing entity just kicks it back.  

Also BP just started some online learning programs that are top notch. 

I can recommend a valid online training program.

I agree with @Dawn Anastasi, @Dave Carpenter, @Jenkins Ramon and @Robert Taylor that it's much better to work with the inspectors than against them.Next time I buy a property subject to the CCI or Residential Rental Inspection program, I'm going to call the inspector during the due diligence period and request a pre-inspection.
