I've had 2 renters, placed by property managers so I had 1 month rental fee for each, that left before their lease was due and I think I'm about to have my 3rd (and final property manager placed tenant, we now place and manage them all ourselves) about to skip out as well.

Seller agrees to apply $500/mo towards a reduction in the final purchase price"This was quite generous, since the going rent rate is easily $1600/mo in my area.So, if you don't buy, there is no price to reduce, but I guess it should have stated that it was forfeited altogether.

Technically that is not correct, and could bite us in the butt, but I haven't had to fight it yet....After they vacate the property, within 45 days, you need to send them a final accounting of the damages, cleaning, etc and how their security deposit was applied..
