You, the PM or an employee should replace the filters; bonus: it's an excuse to enter the property = you'll have a better idea as to how they treat the place and if they're doing anything they shouldn't be doing. 

They are long on stories and excuses. 

Thanks for the help...like I said, newbie here so excuse me if I don't have the correct terminology but here is a breakdown:$690 monthly mortgage payment$500 monthly escrow payment (taxes and insurance)Homeowners insurance is $974 annually and tax rate is 2.34% (the lowest around us) and I paid $4400 in taxes after Homestead Exemption last year.Not an upscale suburb, but quality homes and we benefit from being the "lowest on the totem pole" around us.

Until this point, I have been reluctant to delve into real estate investment due to a number of excuses, but mostly concerns over available capital and status with loans, debt, etc.

Preferably have the current owner agree to have it removed before closing (the "lender requirement" excuse usually works well).

Wish I as a private citizen had that excuse.

Lower delinquency rates for people who pay with recurring online payments and you get rid of the "I forgot" excuse for good.

I don't like excuses like "I have been so busy I will take care of that, that's a problem.

I unfortunately have procrastinated and made excuses of why I couldn't be a real estate investor for many, many years.
