We don't have termites in Northern Ohio.. so I thought.One massive Pin Oak tree that had to come down. $2600Another massive Pin Oak tree, 2 broken branches from a storm, $600There are 3 massive Pin Oak trees on the property and sooner or later they will all have to come down before they fall on my neighbors house horribly killing everyone inside.

Sometimes developers just hit a home run with the look and feel with build out of a community.I can't stand the cookie cutter box subdivisions without personality and you roast to death because the builder is to cheap to put in mature trees for shading.

I'm not sure that I'd call that "move in ready", but I've seen much, much worse.I agree with the inspector that you should inquire into a warranty for the foundation work that was done in the past as well.I think the issue is that since you're relying on a property manager, some of these things that I would consider minor (such as weather stripping doors, cleaning out dryer vents, changing out light bulbs, sealing the bathtub, tree trimming) are things that I'd spend a day or so doing myself and it'd be no big deal - less than $100 of materials - might cost you a bit more since you're paying for labor.The one thing that is puzzling to me is the crack in the bathroom wall.

to me rentals personally are too much risk and work when I buy I buy Land with either trees on them that grow and make me money truly passively or I buy path of progress.. set it forget it and cash in when its ripe  :)  but really for most folks starting that can just buy one or two rentals nothing wrong with it.. its just not going to get them to financial freedom.. one there is not enough cash flow owning a few rentals to really impact anyones life.. and if they don't go up.. then what..

When there was logging in the forests (I'm not talking about clear cutting), removing the dead trees and underbrush, etc. there weren't so many catastrophic fires.
