The rent control piece would be a deal breaker for me. 

From using Google I can typically piece together what I need (Zillow, Redfin, Zumper, etc) but was wondering if there was a single trusted source people like to use.

Aside from that, my other piece of advice would be to consider the house-hacking strategy.With this strategy you can 1. get in with a low down payment 2. lower your current living expenses 3. gain valuable experience (acquisition experience, project management experience, property management experience) 4. build equity so that you can do it again in a few years!

Here is my opinion.Wholesaling is getting a house under contract at discounted price and then assigning that contract to a cash buyer.YOU DO NOT NEED A MENTOR to put  your name on a piece of paper and then selling that piece of paper.And especially lately, I have been going hardcore on these damn YouTube influencers and gurus behinds calling them out.Do you know what they teach you?
