We've always used standard screening criteria and processed applications in the order received, but as @Patrick M. says above, it's the wait time forcing the wheels to turn slower that are killing us, and it's equally unfair to renters.  72 hours for additional information (like adding a co-signer/guarantor if we discover someone has no credit - like a college student), and 48 hours for them to accept an approval.

We have the 3rd in an LLC (just got it) and are working on getting the 1st and 2nd in the LLC and will buy the 4th through the LLC.Our first SFH we bought in 2012 for $85k with an 5 year fixed (balloon) in-house loan since we did not have much/any credit because we were still in college.

I'm buying a house in Huntsville for my daughter to live in while in college.

Great jobs, numerous colleges, hospitals, lots of family activities and outtings...look it up. 

My college degree was in business and it emphasized real estate but I have never done that full time.  

SoCal is a great example of that in action, and explains to a large degree why our appreciation has been so high historically and will likely continue over the long term IMO (with some volatility in the short term). 

Also I forgot to mention, that your local colleges, junior colleges, and skill centers has construction trades departments.  

Perhaps having a pre-planned iteration of treatments on the account to some degree setup.  

We are all just out of college, except my investor, so we would want to speed the rehab process up as quickly as possible so avoid any holding costs.
