I will not use co-hosts or property managers or evolve type companies or "partners". this is a complex business especially in this new world, and I don't need anyone screwing things up for me. all of mine are within a block, although I have some long-term rentals in the south.

Philadelphia is very much block to block, so there could be street in a high crime area that is not so bad.

The home is sold with block structure. and cement foundation.

I read that this is only available to owner occupants if the property is 3 units or less and they are only going to approve 3 ADU's per block. so if you're interested make sure your application gets in in early.

Killeen is a unique market where a block or two in either direction can make a big difference.

I'm not sitting on holding costs with private money, but have missed my best window to rent for the upcoming year (property is blocks away from a university hospital with many students) and am experiencing some opportunity cost having to keep my money waiting on this deal instead of actually moving forward with another.
