Put good blinds on the windows and a few motion lights and have some kind of local security check on it once a quarter or so.

It just a handyman maintenance such as bathroom facuet water leak, toilet water keep running non-stop, light bulb in the fridge broke etc

I do have the thought that I would like to stay close to home in terms of investing, I will soon be aiming to be a travel nurse and have no reservations on keeping an eye out on a market that will allow me to do well and enjoy the scenery (have never been out west and would love to see what cali and texas has to offer)My most recent activity I have been working on is taking down addresses on properties that still have Christmas lights on, or whose yards look in disarray, just to get an idea of what things I need to keep an eye on when I finally purchase my first property.

Interior lighting was provided by propane gas lights that were hung from exposed ceiling joists.

So you have the budget to replace AC, hot water tank if and when they go out and you have the budget to do a light cosmetic upgrade to raise rent rates a bit when you're ready.

Hi Greg, thanks for the feed back, and yes you are right, now I'm not a professional landlord, but I've had 2 other properties there one of which I still own one and I also didn't have any problems placing tenants, the principal of the high school there has been living in the one I currently own there for 2 years now, the work being done is pretty much a total remodel kitchen cabinets, bathrooms remodels,replace the sheetroock in one of the bedrooms re-texture the walls, get rid of a gas fireplace, new flooring, painting interior and exterior light fixtures and add a central heat and air and is a 1300 sf 3/2.The people who lived there were just not clean at all and they just didn't care for the property.

I might conclude the complicated nature is the problem, but other people would argue the complication is necessary and so it must exist.Some of those "bad things" are the things being expressed in this thread today.
