We would usually take this property down with Hard Money and then refinance after the rehab (that's the BRRRR method) and your property looks like a KILLER deal.  

Is this the best method or just do a simple cash out refi ???

Believe me they are wrong.. again.. an expert is only an expert on THEIR methods, and obviously their methods are wrong. 10% signs rate?

I’m thinking long term and would like to also flip, buy and hold, the brrrr method etc. eventually.

Learning to make a strong enough revenue stream that you don't have to be limited to the "low and no money" methods we hear about.
