They do an initial underwrite and enter into a full purchase contract.

Cash on cash should go up over time (you can test your rising rents theory s I’m sure there’s a spot you’re entering rent increases as a percent (put 0%).On the other hand, ROE: return on equity will go down as you’re adding equity and only saving interest on paydown and generating no extra “income” with appreciation.

Have you budgeted for the cost to correct the drainage issue within the basement and the exterior drainage issues that may be allowing water to enter the basement?

In my rentals I frame a generic welcome letter and place it somewhere visible for the guest when they enter my house.

If you enter an emerging market at the right time you can benefit from a lower purchase price and then as time goes on to increased appreciation AND rent, where some markets see little appreciation or rental increases year after year.

Then just enter with your key and fix it.

I don't think you could enter into a legal contract (e.g. a purchase agreement or mortgage) until you're 18.
