Wholesale!

I've read every post written in the wholesale section and also an ebook that another person on this forum was kind enough to send me.

Not sure how to handle this situation… I was contacted by a fellow investor who negotiates short sales with banks wanting to know if I would like to do the following deal:SFHPrice to me: $159KRepairs: $30KARV: $250KI would like to wholesale the deal, but the other investor is handling the short sale and from what I understand, banks will not let you assign short sales.

Finding any one book or source that "tells all" is hard to come by...Wholesale - As far as doing wholesale deals, typically these you would sell or flip the “contract” to another investor or buyer and they would need to get financing.

Personally, I like wholesales because it is easy with very limited risk and huge paydays.

I'm a new wholesaler and having trouble getting answers as to the popular investor zip codes in DC metro (DC, Northern VA, and MD).

I am in Pa as well and wholesale in the Reading, Harrisburg and Schuylkill county areas.

I have been investing for a couple of years but most of my deals have been wholesale deals because I get a ton more deals than I can keep.

I would love to have a meeting with an experienced wholesaler in my Twin Sities area, who knows the laws here and could answer all questions for about an hour, go over some contracts and forms, and advise as to the best one to use.

Is the 2% rule ment to include all cash in money, like rehab cost and wholesale fee (if any), or just the straight up purchase price of the property?
