I would buy another property before I would pay down debt, as long as my rentals are saving money for themselves.

Hi David..as long as your operating agreement can demonstrate that you are the owner of the LLC there should be no problem in refinancing out of the HML.

But the 2 of 5 rule for excluding up to $500,000 in taxable gains might (we don't know how long you have owned it.)We also don't know your equity position in the property, or how much you are thinking to taking out of it.

They also are really appreciative if they don't already have a wall mount so me buying it goes a long way in starting the landlord/tenant relationship off on the right foot. 

My question is would you guys rather sell stocks and take a long term cap gains at 15% tax rate, or take a loan and keep the stocks growing.

Are you saying I can find professional long term  house mates  or travel nurses in those areas?
