I live and work close to these areas and am happy to share my OPINION:A) This is a high growth area with a tremendous amount of commercial and residential construction and it doesn't seem to be slowing down at all.

I know it's a few extra bucks but doing it right the first time and getting an attorney to structure it properly will go a long way for you and your family's protection.Additionally, if you were to change the entity's name on your property it will also have tax implications in that your value gets reset to current market value and does not max out at the current 10% for non-homesteaded (non-owner occupied) real estate which over the past few years would have been tremendous if you bought something say in 2019 under your personal name and now decided to put it in a corporation.Consult with a real estate attorney as some will give you a free consultation and then go from there.

Purchase prices are still high, contractors are booked up, materials are expensive, rates on refinance are higher than they have been in recent times, and there is tremendous competition even for off market deals.So, you would really have to buy well to be able to complete a BRRRR, and with a private money loan for the entire amount you really need to knock it out of the park and get all of your cash back out so that you can pay the loan off.

We maintain the house impeccably - we use it ourselves - and having stayed in other STRs in the area I know for a fact that we do a tremendous job on maintenance and improvements compared to the competition that often look good in the pictures but turns out to be a real dump in person.There are things that have to be worked out, of course.
