At this point they're still paddling down that big river in Egypt but once the fit hits the shan they'll start taking my calls.For long term holders, e.g. not syndicators or private equity, if you buy with low leverage and a margin of safety in the cash flow you can pay market prices today and in 20 years the guy who sold it to you will be wishing he never sold.If you think prices are high in your market check out Vancouver BC where you'd be buying 60 year old, flat roof, single pane window, central boiler, never been remodeled buildings at 'suite' cap rates in the upper 2s.Just some food for thought but I don't think the Fed is as likely to raise rates (and drive up cap rates) any time as soon as most think.

Here's somethings we are looking at.... we have held a house for 1+ years and have slowly remodeled it - never thought we were going to rent always have been intention to flip... so when we flip (we do have a corporation 99% of our business has been rentals) what do we look at for taxes etc...Here's an example of what we are looking at:Purchased house for $10kPut $40k into houseSell house for $90k with a realtor of 6% commissionWe are in south/central Iowa.Another thing... we have another example:1.

nice location, 1/2 mile from a well established town 30 min from the the capital raleigh. house going for 13k plus back taxes of 3k.built in 1901 remodeled in 1945, 879 sqf 1 bed 1 bath. needs total gut remodel and major system upgrade. the issue is they have tenets in the house now, family of four, dad cant work bc of heart conditions. unsure of moms employment. landlord says they have been paying rent, but I have no hard records of that.

The back story , I get a call on Sat , while I am on a Ski trip with my 2 boys , from a tenant , the toilet is clogged and they looked at the rear cleanout and it was full .
