@Theresa Harris I did tell them in the letter that they have until X to respond and reminded them with a text message the day after it was due back but I did not write that otherwise i would assume they are terminating in the letter.

The process is the same, but you will probably lose some deals that can't be financed due to condition of the home or motivated sellers may only want a cash offer. 

I have tried to ask a few people that I thought were going to mentor me but they're not answering my calls or texts. 

However, I just dont automatically assume its a racial motivation if my appraisal comes in lower.

Comb google and line up at least 3-5 cleaners, also go ahead and tell them you'll pay more to get some motivation.
