Right now is a hard time to rent Bartlett as schools are important to tenants and most are not moving now.  

Being in a college town, the school year is your big driver.

So we ended up buying a few of the family’s properties and hired C to continue to manage them all.C was a teacher who wanted to do real estate full time, since we could not replace his teaching salary with PM fees at this point we agreed that we would try to ramp up during the school year so that by the following spring we could afford to replace his salary.

Family" sized houses in neighborhoods with good schools will have almost zero vacancy if you are on top of your marketing.  1/1s in larger buildings will probably have at least 1 vacancy per year.  

My youngest brother is actually going to be going away to school about an hour away and thinking about living on campus.
