I am trying to decide whether I want to do a regular rental or owner finance the trailer and rent out the space.

@Matt Bonestroo it’s more of a how to get my license, is it the same as a regular car dealer license or is it a more specific license?

I also see good investors picking up enough deals regularly to make a very good living on.

In my experience folks on vouchers are no better or no worse then regular tenants.

If you sell in a "regular" park then you also need permission from the park owner, and they must approve the new buyer. 

It is always much cleaner to have the current management send a simple introductory notice of change, which the new management should follow up with a more detailed letter which might include how maintenance requests are made and other non-material, lawful, changes to routine operations.

Not to mention, there should be regular inspections done on your rentals. 

I googled and EPA does not recommend that the air ducts be cleaned routinely, but only as needed2.

This is a bit of an odd situation so it's not something I will deal with on a regular basis.

Especially if you live in an area with regular freezes.
