I'm in the same situation now with a fourplex I informed the bank it's going to be delivered vacant they said no problem as long as the LTV and 20% down is met plus personal financial history is good once you go past 4 units in my area then it goes into the commercial division which could be different circumstances also I asked the banker about an LCL versus privately owned he said they will not finance an LCL because of the added layer of protection it offers the buyer.

We have done this with pre-foreclosures, where we reinstated the loans by paying the default amount.Make sure you run title and have an attorney and/or the title company prepare the right paperwork to protect you though.
