So, my contractor did the following:Blacklighted all carpeted areas, stairways, walls, baseboards to find spots Removed all carpeting, treated the subflooring with enzymatic cleanser.Caulked all openings, seams.Applied BIN (which worked way better than Kilz original) to walls, baseboards, and stairs.Repainted everything and used an air deodorizer in the paint.Ozone treatment to shock all the smell out.

Even better, the houses are in areas that are undergoing gentrification, so that equity is going to grow rapidly over the next five years.I'm in the process of refinancing two of the properties to pull out equity, and I'm in the preliminary stages of also working out a conventional loan for a slightly more expensive property that I haven't identified yet. 

I think a lot of people probably filed their taxes recently and are now just doing some preliminary calling on new digs.

If I were buying the property, part of my preliminary homework would have been to advertise the space online, at rates 75% of competing spaces, to see if there is any movement or interest.

I could go to $450 and $500 right away without too much sticker shock.

Ask any title company for a Preliminary Report, not too expensive and be sure to ask re insurable??
